The KEAWE BUSINESS CENTER consists of seven entitled, contiguous commercially zoned parcels within the Lahaina Business Park, which total approximately 3.6 acres, and an additional lot non-contiguous of approximately 20,000 square feet within the Park. Existing zoning allows for M-1 commercial mixed use. The parcels are located at the gateway of the newly constructed Lahaina Business Park, between Lahaina Town and the Kaanapali Resort area.
Currently there are no other commercial areas available or planned anywhere in the West Maui area. Supply for commercial land in the trade area has become nearly non-existent.
Adjacent to this project there are substantial developments currently underway, including the Lahaina Gateway, the largest retail center in Maui, 144,000 square feet of retail space, the Villas at OPUKEA, a 114-unit luxury condominium project by D.R. Horton. There is the Lahaina Cannery Shopping Center expansion, and the second phase of the Villas at OPUKEA with an additional 106 units. Also new under construction is Walgreen's, Burger King, Panda Express and Kentucky Fried Chicken on the adjacent property.
The New Lahaina Bypass involves the state extending Ikena Avenue toward the Lahaina Business Park and building a bridge over Kahoma Stream. The county will extend Keawe Street (towards the mountain) to join the new roadway. These improvements should commence by the third quarter 2009.
